Tucked away in the eastern section of the city of Anaheim is the community known as Anaheim Hills. Though it is included in its entirety within the city limits, Anaheim Hills is its own entity.
It was originally conceived as a community consisting mostly of exclusive condominium complexes clustered around three man-made lakes, but the lay of the land had other plans for the future enclave and a new plan developed. It is an upscale, planned community; the first to use a development technique known as "landform grading." Bordered on the east by the Cleveland National Forest and on the south by the Santa Ana foothills, Anaheim Hills is surrounded by natural beauty. It is an escape from the higher-density subdivisions that are appearing around the rest of the quickly-blossoming county: a sprawling community of over-sized lots interspersed with golf courses and hiking trails, it is a true nature-lover's retreat tucked away in its own little niche.
The community of Anaheim Hills consists of 72 beautifully sculpted planned neighborhoods with homes that range from extremely affordable to extraordinary. The average price of a three-bedroom, single family home in Anaheim Hills is $587,428, which is about 5.79 percent lower than the average price for the same size home in many other parts of Orange County. The list prices range from about $399,000 on the lower end to over one million dollars.
The population of Anaheim Hills was 55,036 as of the last census and it is expected to grow in the next few years. It is served by 14 neighborhood schools, as well as great shopping and dining, all of which are encompassed by the natural beauty of the surrounding canyons and foothills. In level of education, employment, annual income, and overall safety, it ranks higher than any other section of the city.
Activities include hiking trails, neighborhood parks, and nearby access to some of California's best beaches, including Laguna Beach. The beautiful Walnut Canyon Trail is renowned for its wide, paved walking paths and the ever-changing scenery and opportunities to explore. The famed equestrian arenas and riding rails of Yorba Linda are practically within walking distance of Anaheim Hills, being situated a mere two miles away at the Northern edge of the community. The cities of Santa Ana and Los Angeles are within less than fifty miles drive.
